Summary

This is a rare opportunity to buy a highly regarded, successful, fully operational family owned and managed hotel with excellent facilities. It is situated in a safe area of Tanga, close to the Indian Ocean Sea front. Tanga is an up-and-coming town with good roads, air and sea links to most major towns in Tanzania.

A new crude oil pipeline from Uganda to the Port of Tanga is expected to result in property prices in Tanga rising sharply as a result of major inward investment. Due to this investment, major harbour refurbishment is taking place to allow larger vessels to dock.

Description

  • The Panori Hotel has been owned and managed by the same family since November 1990, a truly remarkable record with a good reputation and 80% room occupancy with many returning clients. The family originated from the Seychelles. The Panori now provides an unusual opportunity to buy an extremely well equipped, fully operational hotel in a fine, safe location just a short walk from the Indian Ocean Sea front.
  • Several buildings designed and constructed in the regional style together provide excellent accommodation for guests and staff alike, including all the excellent amenities and facilities to be expected of a high-quality hotel.
  • The stylish main building includes a restaurant area, kitchen, cold room and vegetable store, butchery room, cooking utensils room, store, office, 2 bedrooms with 2 bathrooms and a garage.
  • Attached to that, is a conference room on its first floor. The ground floor includes a reception room, a curio shop, bar and lounge plus two ladies’ bathrooms, two gentlemen’s bathrooms and a gym room.
  • There is an attractive thatched roofed outside restaurant building next to a swimming pool, with its own changing rooms and showers.
  • The eighteen guest bedrooms are housed in two separate buildings, with five ground floor and five first floor rooms in one and four on each of two floors in the other. All the air conditioned guest bedrooms have fans, cable TV, private fridge, security box, WiFi and an en-suite bathroom with shower, WC and an immersion heater.
  • Three further buildings provide accommodation for staff and hotel workers. In total, there are six bedrooms and various bathroom and toilet facilities.
  • Separate buildings provide storage facilities, laundry facilities, a clinic block with two self-contained bedrooms and the changing room block comprising four changing rooms, ladies’ bathroom and gentlemen’s bathroom.
  • The hotel has its own fresh water well, as well as an electricity generator for back up.
  • Most of the buildings are described as being in good or very good condition, whilst only the store is considered to need repair and maintenance.
  • The hotel occupies a flat, low-density plot of 62,235 square feet or 5,781.82 square metres (1.43 acres). It is attractively laid out with a paved compound, flower gardens and includes a medium size swimming pool, and the watchman’s room or guard block.
  • Importantly, the property is not located in a flood zone.
  • It is forecasted that, because of the construction of a new crude oil pipeline from Uganda to the port of Tanga, this will add considerably to Tanga’s economic activities and that the significant new inward investment which follows will result in property prices in Tanga increasing over a period of several years.
  • The Port of Tanga is the second largest port in Tanzania and the city and its surroundings have a great deal to offer their visitors. Most notable are The Amboni Limestone Caves, the most extensive in East Africa; the Galanos Hot Springs, an attraction to many seeking its healing properties; Toteim Island, a great picnic and fishing spot from where ruins of Arab mosque and German settlements can be seen; and Tongoni Ruins, once prosperous from the slave trade and other merchandise, established by the Shirazi of Persia.
  • The Yacht club and safe beaches for swimming are within10 minutes walking distance. Bicycle hire is available nearby.
  • For beach lovers, Pangani village, which is 45 minutes drive from Tanga offers great beach trips, snorkelling and diving.
